When we first met with the owner about listing this duplex both units were tenant occupied. So, our strategy was to wait until the tenants moved out so that we could sell it vacant because we know that vacant properties typically sell for more. When we determined fair market value, it was based on the peak of the market and prices had come down slightly since then. However, our three step listing and marketing process helped us hedge against the changes in the market. Specifically, we chose a listing price that got us 20 showings over the course of the week (when most listings were seeing 2 or 3 showings per week) and even though none of those showings brought us an offer on offer day, we were still able to sell it unconditionally for full price two days later.
