We initially met with this client about a year ago as they were going through the process of working with a builder to construct their new home. They wanted an indication of their home value based on the current market conditions and potential for future value. Based on the future value that we gave them; our clients were able to confidently move forward with their build and the upgrades they envisioned. As we got closer to listing time, we adjusted our strategy several times since the builder’s completion date had changed on multiple occasions. We finally settled on a launch date and then pushed that back by a week because of the huge storm that had hit the Ottawa area. There were a lot of moving pieces with this particular listing. Once this home was on the market, we ended up having a fewer showings than we were initially expecting. The market had changed since the high point in March and based on that, our expectation of value had reset slightly lower. There was one buyer who was very interested in the home. They came to the open house and met with one of our selling partners. That buyer submitted a pre-emptive offer, and it met the early sellers expectations from when the market was at a high point! Our seller client was very happy, and we proceeded to complete the transaction within a few short hours. There weren’t any competing offers in this case and the pre-emptive offer ultimately won out. As a result, our seller clients established a new benchmark price for that model of home (even considering that the average price of residential properties has gone down by 50k since March).
